What better way to spend time on the lake than out on the water on your own boat. Not on the waterfront and have a boat that you hope to make regular use of ? AHPA maintains 18 slips right at our private beach. It’s one of the most economic ways to have a slip on the lake! No ramp into the water from AHPA. One can use several different access into the lake nearby.

Not feeling the boat? Just want to hang out and enjoy some fun in the sun or a refreshing dip in the lake? Head down to the association beach front and relax, rest, and recharge with your family and neighbors.

AHPA has created a beautiful area to play in the sand, swim in a protected area or enjoy a book or a snack at the picnic tables or the swim dock

Please take a look at, and follow, the Beach Etiquette and AHPA BOAT and BEACH Rules below to ensure everyone is able to enjoy the waterfront.

Beachfront & Boat Dock Rules:

Only Arrowhead Point Homeowners Association Members (shareholders) are eligible to rent dock space. There are 18 boat slips for the exclusive use of the non-waterfront members.

 

Dock and Slip Rules

    • Only motor or sail boats not exceeding 24’ will be permitted within the slips.
    • No personal or non-motorized watercraft shall occupy any slip.
    • Boats must be securely tied to ensure that damage does not occur to dock or adjacent boats.
    • Boat owners will be responsible for any damage that may occur.
    • One (1) boat slip per shareholder will be allowed.
    • Assigned full time resident slip owners are required to have their boat in their assigned slips by June 1st of the boating season. Part time residents are required to have boats in assigned slips by June 30th. If a boat is not placed in an assigned slip by these dates, the slip will be offered to the next resident on the waiting list.
    • If slip holder cannot utilize slip for the current boating season, the slip holder is required to notify the board no later than May 1st of the boating season, or within one week of boat removal from slip if the season is underway. The Board retains the right to sublease the slip to the next person on the wait list for ONE SEASON ONLY… this is a no exception policy given current supply and demand for use of slips. Those leasing a slip will be charged for the balance due on the slip for that season, and will have use of the slip for the full season. If original slip holder does not put a boat in the slip at the beginning of the consecutive year by the required dates specified above, the slip will be re-assigned to next resident on the wait list.
    • Boats are not to be left unattended while tied to the outside end of the dock. This space is to be used for loading and/or unloading only.
    • Any transfers of assigned slips must be discussed with, and agreed to, by the dock manager. No transferring of slips are to be done between residents.
    • Boat slips will not be granted to a resident with outstanding HOA fees.
    • Residents with assigned boat slips who do not pay the annual HOA fee by the required date will forfeit their assigned slip to the next resident on the waiting list.
    • There is no long-term (greater than one week) sharing or renting of dock space during vacations, during times or boat repairs, etc.
    • These rules apply to all residents (e.g. no ‘grandfather clauses’ will be recognized).

Dock Fees

    • The annual fee for the boat slip will be assessed after the budget has been established at the annual Arrowhead Point Homeowners Association meeting.
    • Dock contracts will be sent in the fall in order to determine use for upcoming season. A deposit of $150.00 will be DUE February 15th of the upcoming boating season to guarantee currently assigned slips. Payment shall be made to the Arrowhead Point Homeowners Association (AHPA) and mailed to P.O Box 143 Brookfield, CT 06804 along with your completed dock contract information that is attached. The balance of the boat slip fee will be included in the APHA dues as usual.
    • If wait listed resident is granted a slip, they will be assessed the dock fees regardless of whether they use the slip unless they forfeit the opportunity.

Dock/Beach Misc.

    • Boat registration and insurance information is due May 15th of the boating season.
    • Kayaks and tubes must be removed at the end of each boating season, no later than October 31st.
    • No boats/personal watercraft/jet skis are allowed in the swimming area.
    • No waterskiing, fishing, swimming or use of drift equipment, etc. is allowed
    • in the boat dock area.
    • Smoking is not permitted on the docks in any way, whether on the docks, in a docked boat or at the beach.
    • No dogs allowed except to and from boat and must be on a leash.
    • Beach access allowed only from dawn to dusk.
    • Please take any garbage or refuse with you off the beach.
    • Please keep gate closed at all times.

Wait list information/rules as follows:

    • The wait list for boat slips will be kept by the Dock Manager.
    • The cost to be placed on the wait list is $500.00 and is non-refundable.
    • Boat slips will be offered to the first member on the wait list.
    • If the homeowner chooses not to accept the slip for the current season, they will be moved to the bottom of the wait list.
    • If the homeowner does accept the slip, they will be required to place their boat in that slip within 30 days of it being assigned. If a boat is not placed in the assigned slip, it will be released to the next resident on the list.
