Arrowhead Point is a wonderful place to live, and we typically see about four homes sell each year. As a private, community, there are some unique aspects of buying and selling that homeowners, buyers and real estate agents should be aware of. Most importantly, the HOA Board will need to provide a “resale document” which will be necessary for a smooth closing. That document will include:

• The Association’s most recent financial statement and operating budget.
• The most recent CT Water Quality Report (as we oversee the neighborhood drinking water).
• Certification that all bills and fees have been paid by the seller.
• A copy of the association bylaws and community rules.
• A summary of closing fees due to the HOA from both buyer and seller.

Importantly, we ask that sellers and/or their real estate agents reach out to theboard@aphact.com with the following information at least three weeks before closing.

• The names of the new buyers exactly as they would like them to appear on their new stock certificate.
• The contact information (including emails and phone numbers) of buyers, realtors and attorneys involved in this transaction.
• The home address.
• The agreed to sale price of the home and the anticipated closing date.
• Remember, sellers will need to locate and surrender their APHA stock certificate at closing or provide an affidavit of lost certificate.
